Spanish Property Crash – Update

Well, it’s been an interesting first week. When we started this we had no idea if it would be popular, if we would strike any chords or if indeed anyone was interested! It seems we’re growing slowly but surely.

Some people have emailed me directly with their questions this week. That’s great, and the best way for you to get most input is to post your question as a comment. That way you’ll get the views of experts and expats who may be in the same situation as you.

So here are a few of the incoming emails.

Montesinos Buyer – he wants to sell his new apartment and buy somewhere else in Spain. The estate agents are all saying he must sell first and then come to them to buy. What does everyone think? Is this good advice?

Paul asks about “the rather strange Spanish practice of removing ones property from sale only to re-issue sales details some weeks or months later at a much inflated price and/or placing the same property with another agent at a higher price.” Do any of our estate agents have a view on this?

Jack wants to know – “Do you know of any good sites to advertise my property to Spanish people as there are many Spanish owners there.Do you have any recommendations for help with Spanish translations for websites.” Yolanda I think this is a good one for you to answer! And if anyone else has suggestions just respond in the Comment section below.

    Paul – that does not just happen in your area! In Huelva they do the same thing. The logic would seem to suggest that you lower the price of your property if it is not selling, but here, they often put the price up! Beats me how that works.

    Jack – I am putting together a list of places you can advertise your property to Spaniards – send me your email and I will make sure you have a copy.

    As for translations – remember that not only will you need to put the description in Spanish, you will also have to reply to Spanish enquiries, and show the people around your property answering questions in Spanish.

    Do you have any Spanish friends or English friends who speak Spanish who could help you with this?

    Los Montesinos Buyer – the agents are partially right. It really depends on your personal circumstances and your existing property. If you are in a position that you do not need to sell your existing property – for example you are able to rent it out, have a lump sum deposit for a new property and can get / afford another mortgage, then you could go ahead and buy.

    If you have to sell your existing property then definitely do not put a deposit down on a new property in the hope your existing property will sell in time – you could easily be caught out and lose your deposit. However while you wait for your existing property to sell there is nothing stopping you researching where you would like to buy next and even looking at a few properties to get an idea of what will be available that interests you. As long as you are open with your agents and tell them this is what you are doing I do not see why they should have a problem. Do keep reminding yourself that looking is all you are doing – there is nothing worse than falling in love with a property you are not yet in a financial position to buy.
