Do You Have Rental Property In Spain?

If you’re like me and a few others on this forum, along with your own house in Spain you may have a rental property. Well the bad news from ine.es is that whilst overnight stays in non-hotel tourist accommodation (holiday dwellings, campsites and rural tourism establishments) exceeded 22.4 million in August, it is actually 1.3% less than in the same month of the previous year.

The average stay is reduced 2.3% as compared with August 2007, standing at 6.5 nights per traveller. In the period comprised of July and August, overnight stays decreased 0.9% in the
interannual rate. Overnight stays by resident travellers decreased 2.9%, while those by nonresidents increased 1.1%.

During the first eight months of the year, 80.9 million overnight stays were registered, 1.0% less than the same period the previous year.

    The only change I have noticed so far is people started booking earlier this year for next summer. I’ve spoken to a couple of other people who own rental apartments on our site and they have noticed a similar trend. I think the UK summer (or lack of it!) has a lot to do with that but perhaps also airlines releasing flights earlier. However we will not be able to identify any significant change in numbers until this time next year.

    One significant change I noticed this year was that we had fewer renters hiring cars. I’ve been wondering if this is a sign of people tightening their belts – they are still booking a holiday but cutting back in this way?

    I rent long-term and it took me longer to find a tenant than usual, sucessful only after reducing the rent. As I am UK resident the exchange rate works in my favour here and so overall am not experiencing much change.
